Renting, tenant rights and how to start your home search

Pick your province on the map or the list, then your city. Rental sources follow below.

The map is simplified for choosing only; pin positions are approximate.

Tenant rights in Ontario

Deposits, agreements, increases and ending a tenancy have rules and exceptions. Do not assume one increase percentage or notice period covers every home.

Before you choose: understand home typesUnderstand the terms used in rental listings so you can compare your options.
Apartment
A self-contained unit in a building with other units; shared facilities vary.
Condo
An individually owned unit within a shared property. It may be an apartment or townhouse rented out by its owner.
Townhouse
A home in an attached row, sharing one or more side walls with neighbours.
Detached House
A house with no shared wall with another house; a listing may offer all or only part of it.
Semi-detached House
One of two homes joined by a shared wall, each with its own entrance.
Basement Apartment
A unit in a basement. Ask about access, daylight, ventilation, heating and shared facilities.
Studio / Bachelor
A unit with combined living and sleeping space, no separate bedroom, and a separate bathroom.
Duplex
A building containing two homes; confirm their layout and which space is included.

Condo describes ownership, not size or luxury. A type label alone does not tell you the space, amenities or portion being rented; check the listing.

A short guide to useful questions and the official source

Housing rules depend on the province and type of agreement. This is general education; for a dispute or ending a lease, consult the relevant authority or legal help for your situation.

How can you reduce fraud risk before paying?

  • Verify the property address and the landlord’s identity or manager’s authority. Contact management through an independently obtained number. A viewing alone does not prove authority to rent it.
  • View the property yourself or through someone you trust, and look for reused photos/listings. Payment pressure and unusual pricing call for extra verification.
  • Read the agreement, request a breakdown of payments and keep receipts. Verify the recipient and purpose before sending identity or banking documents.
  • If you paid and suspect fraud, contact your bank and local police promptly and retain the listing and messages.

Agreement, deposits & leaving early

  • Check names, address, term, rent and inclusions. Long-term does not necessarily mean a one-year lease, and furnished does not always mean utilities included.
  • No Canadian rental history does not automatically decide approval or rejection. Ask about income/reference alternatives and guarantors; send documents directly to the provider.
  • Moving out or returning keys alone does not settle every obligation. Check provincial notice, mutual termination, assignment and subletting rules, and document any agreement.
  • If using a real estate professional, verify registration and agree in writing on services, fees and who pays. Do not assume the service is always free.

Short-term or furnished arrival stay? Check these details

This can give you time to view neighbourhoods before settling. Compare total cost for your dates, furniture, utilities/internet, cleaning, taxes, deposit, cancellation and refunds.

Ask whether this is tourist accommodation or a residential tenancy and whether it is allowed in the building and municipality. “Monthly” or “furnished” alone does not determine your rights; check provincial rules and booking terms.

Choosing a neighbourhood & school: which school serves this address?

Before signing, test the commute to work, transit and groceries. If you have children: every address in Canada belongs to a school board, which assigns the designated school for that address (catchment area).

  1. Open your city card in “School by address” (link below) — it links the board’s tool directly.
  2. On the board’s site, look for “School Locator” or “Find my school”.
  3. Enter the home address and postal code — it shows the designated school.
  4. Call the school or board to confirm space, program, busing and language support before you sign.

Note: living near a school does not guarantee a seat if it is full.
